Metro Rail: A Boon to Trans-Hindon Property in Ghaziabad

Impact of Metro line on property rates!! Last few months have not witnessed much change in the property rates in Kaushambi (Ghaziabad). But Vaishali, Vasundhara and Indirapuram have certainly seen diverse increments in property rates – be it the residential property or the commercial. When it comes to the newly built societies, Delhi seems to be almost full. In such a scenario, these adjoining areas of Delhi could offer you your dream home at comparatively cheaper rates. But the Metro line whipped off the desires of property seekers in these localities too. Now, the Metro line – having its last stoppage at Vaishali – has influenced the property rates of homes in Vasundhara too.


Vaishali – Higher Rates for Lesser Area
Today, Vaishali is enjoying an all time high property rate. The old flats are obviously available at comparatively cheaper rates. But the tragedy lies in the fact that the new flats are costly while being smaller in total built-up area. The flats designed by Avas-Vikas are smaller in size in comparison to the usual builder flats. This is why you may witness a difference of few lakh rupees in both types of flats. People living in the gated communities or societies here are bound to pay monthly society charges or maintenance charges as well. 3 BHK flats are today available at INR 18,000-20,000 per month on rent and apart from this, the society maintenance charge also goes up to INR 2,000/-.


Indirapuram – Rates as per the Location
Builders in Indirapuram too are asking for very high rates since the shoot of Metro line, which is just 1 km. from here. According to a study, the flats built over 90 m. of area – that were available at INR 10 to 12 lakh in 2007 – have today reached up to INR 35 lakh. Even the plots measuring 90 m. will cost you somewhere between INR 90 lakh to 1 crore today in Indirapuram. This way, the rates have been decided as per the location here.
